The City of Arvada is currently processing a development application for a project located at approximately 6730 Indiana St., known as Project Indiana. The City is aware that this project has a large amount of public interest. This webpage is intended to provide specific information related to Project Indiana, including all information provided to the City as part of Project Indiana's Annexation, Zoning, and Site Plan. Additionally, this page will outline the public process this project must follow as part of the development review process.
What's Happening Now
The proposed development project involves combining large and smaller parcels of land into one large parcel. Portions of the land will need to be annexed into the city and rezoned; other portions are already within the limits of the city. The applicant of the project is proposing to eventually construct and operate a light industrial warehouse distribution center with approximately 1,159 parking spaces.

Development Review Process
The City team follows systematic processes for reviewing development projects, which are defined in the City's Land Development Code (LDC). This project will follow two Decision-Making Tracks, which can be found in Chapter 8 of the LDC.
First, this applicant is requesting annexation and zoning (Track 5 in the LDC). The process requires the applicant to hold a neighborhood meeting and then submit a formal application. The City's team of professional planners and engineers review the application for compliance with the City's regulations related to annexation. Once the application is deemed by the City Team to be complete, public hearings are scheduled.
If the City Council approves this annexation and zoning, the next stage of review would be a Site Plan review, which looks at the project in more detail and how it meets the development standards which are part of the Land Development Code. This process is done administratively, meaning that the City team will make the final decision (Track 1 in the LDC). Should the project meet all of the standards within the City codes and/or any conditions placed on the applicant through the annexation process, the project would be approved by the Director of Community and Economic Development.

The Feb. 25 Project Indiana Neighborhood Meeting is being rescheduled to 5:30 p.m. on Thursday, March 11, 2021.
Why is this happening? In response to the large number of people registering for the meeting, the project team determined it needed to switch online platforms. Our goal was to ensure everyone who wished to attend and provide questions/comments would have access. Unfortunately, the last-minute change and caused confusion, for which the team sincerely apologizes. New meeting details are as follows:
